Tenuta Cassiana

Tenuta Cassiana is a private estate in Le Marche with a full-size padel court set among the olive trees. The court is built to professional standards, floodlit and available for on-site coaching. Le Marche is still flying under the radar, which is why the estate costs a fraction of a comparable property in Tuscany, while remaining just 25 minutes from the sea.

The estate extends across four fully gated and private hectares, with more than 400 olive trees, its own olive oil production, a vegetable garden and panoramic terraces.

Nine bedrooms are divided between the manor and a separate garden apartment. The manor has eight bedrooms arranged across four floors, while the apartment opposite includes its own bedroom, bathroom, kitchen, living room and storage. On the ground floor of the manor are the dining room, kitchen, chill-out area, coffee corner, living room and bar.

The new 20-metre pool has a built-in swim-up bar with stools in the water, as well as loungers and a sound system. Alongside it are a proper sand beach volleyball court, a short par-three golf hole with a tee and chipping area, a basketball hoop, a trampoline, giant chess, giant Jenga, a dedicated outdoor yoga space with mats and a children’s playground. The estate also has an indoor gym, a sauna and an outdoor jacuzzi.

Inside, the arcade hall includes a full-size pool table, table tennis, foosball, air hockey, darts, an arcade basketball game, whack-a-mole and a one-on-one arcade game.

Evenings revolve around the wood-fired pizza oven, outdoor kitchen and barbecue, a converted vintage Fiat 500 that serves as an outdoor cocktail bar, an outdoor firepit, an indoor fireplace and a large screen for films under the stars. There is also an indoor cinema setup.

Amber and Fabrizio live on site and personally host every group. They welcome a maximum of ten groups per year by design, allowing them to maintain a consistently high standard.

Cots, high chairs, baby baths, toys and safety gates are all available, and the entire estate is fenced and gated. Their local partner network includes private chefs, padel coaches, yoga instructors, massage therapists, nannies and transport providers. Menus focus on traditional Marchigiano cuisine, complemented by tastings from local vineyards and the estate’s own olive oil.

Ancona Airport is 40 kilometres away, or approximately 35 minutes by car, with direct flights from cities across Europe. Macerata is 10 kilometres away, Perugia is 117 kilometres away, and Rome Fiumicino Airport is 253 kilometres away, with access by train or car. The Adriatic coast is 25 minutes from the estate, while Montecassiano itself is a medieval hilltop town.

Bedrooms configuration:

Only three of the nine bedrooms have private bathrooms. The first floor has four double bedrooms sharing three bathrooms, which works beautifully for one family but may be less suitable for four unrelated couples.
