Search Terms

When you check the authorization box on our form and type your full legal name, these terms apply to your search. They exist to keep things fair on both sides. Here is what they say, in plain language.

Your search is confidential and non-exclusive. You may work with other advisors or agents at any time. There is no upfront fee and no search fee. You can end the search whenever you like by writing to hello@tennis.homes. These terms apply only to properties we introduce to you.

A property becomes an introduced property when we identify it to you in a written message containing enough information to distinguish it from other properties, or when we arrange a viewing or access for you. This includes publicly listed properties if we brought them to you first. We confirm each introduction in writing, by email or another channel we normally use together.

If, before our introduction, you already had a documented, active and direct relationship with the owner or authorized representative concerning the potential purchase or rental of that property, tell us in writing within five business days of our confirmation and that property will be excluded. Merely knowing about the property, seeing it advertised, or knowing the owner socially does not constitute a pre-existing relationship.

For 18 months from our written confirmation of an introduced property, you agree to keep Tennis Homes involved in any inquiry, viewing, negotiation or transaction involving that property, and as we remain part of it.

This applies equally if a transaction is completed by your spouse, a family member, a company, a trust, a nominee, or a representative acting for you.

We are normally compensated through the transaction, not by you. If you complete a transaction in circumvention of these terms, Tennis Homes may recover the documented compensation it would have received from the transaction, together with any other remedies available under applicable law.

If a specific off-market opportunity would ever involve a fee paid by you, we will tell you clearly and ask you to approve it separately in writing before you proceed. Nothing in these terms creates a fee you pay automatically.

We do not disclose your identity to owners or third parties without your permission, except as needed to complete an inquiry, registration, or viewing you asked for. You agree to keep introduced properties, owner identities, and our relationships confidential, other than with your professional advisors.

We keep a record of your brief, your acceptance, its date and time, and the version of these terms you accepted, and we email you a copy. Property introductions are confirmed in writing as described above. These terms are governed by New York law, and any dispute will be resolved in the state or federal courts located in New York.
